After repeated follow ups and reminders my Full and final payment has not released yet. even I have Deposited GST payment.bitter experience indeed.
Requested to release the same.

All the flats and plots taken in MGH Sector 19 Dharudera. Everyone is worried. Due to position late, maintenance, electricity, water problems are happening continuously. Builder is not ready to take any action.

SUBJECT : Deceitfully selling Plots & Flats and demand of Unjust/Exorbitant Maintenance charge despite non-maintenance of Anandam Aawas, Sec-19 Dharuhera (Under DDJAY) (Licence No. 12 of 2017, Endst. No. LC-3374-PA(SN)-2017 / 7867 dated 24-04-2017 issued by D.T.C.P. Haryana, Chandigarh).

After deceitfully selling us Plots & Flats, The Maintenance Agency appointed by the developer MG Housing Pvt. Ltd. has sent unjustified Maintenance Invoices despite the non-maintenance of the society. We have raised the complaint to The Director, MG Housing Pvt. Ltd. through our common & individual letters dtd. 02-OCT-2022 but despite multiple reminders, no reply has been received so far. Moreover, we are being harassed as Maintenance Invoices are being sent again with interest @ 18% P.A. without listening & resolving our problems,

A concise list of the problems in our society is as follows.

1. Deceitfully selling Plots & Flats with Null and Void Completion Certificate

The Completion Certificate Memo No. LC-3374/Asst (RK)/2020/19992 dated 10/11/2020 of the Society stands null and void in the absence of the Compliance Report of the Superintending Engineer (Planning) HVPNL. This was not disclosed during selling the units but deceptive promises were made regarding the completion certificate to cheat us.

2. Invalid Licence

Licence No. 17 of 2017 dated 21/04/2017 Endst. No. LC-3374-PA (SN)-2017/7867 dated 24/04/2017 granted to MG Housing Pvt. Ltd., G-127, 12th Floor, Himalaya House, 23, K. G. Marg, New Delhi-110001 for setting up of AFFORDABLE RESIDENTIAL PLOTTED colony under Deen Dayal Jan Awas Yojna-2016 on the land measuring 15.0 acres falling in the revenue estate of village Garhi Alawalpur, sector 19, Dharuhera, Distt. Rewari was valid upto 21/04/2017. Since it has not been renewed, it stands invalid.

3. RERA Registration not extended after 30/09/2021

Registration No. 51 of 2017 dated 12/08/2017 Memo No. HRERA (Reg.) 379(b)/2017/293 dated 12/08/2017 was extended till 30/09/2021.

4. No Domestic Electricity & Water Connection

5. Non-Maintenance of the society including Non-Operational Water Treatment Plant, No Waste Management & Cleaning of Common Areas, No Gate for G-Block, No Boundary Wall / Fencing, Poor / Absence of Roads and Drains, No Maintenance of Green Area etc.

6. NO SECURITY

Residents are always worried about Burglaries happening now and then. Not a single security person has been appointed for the safety and security of the residents of our society. All Security guards are appointed to fulfil the purpose of the company. The Maintenance Agency has neither completed the boundary wall / fencing of the society nor did it install the CCTV cameras anywhere in the society to trace any untoward incident. The residents always feel insecure while living in an environment of fear & uncertainty.

7. Exorbitant Common Area Maintenance Charge

An incomplete Affordable Residential Colony / Society under Deen Dayal Jan Awaas Yojna, is generating hefty Invoice for Common Area Maintenance at the rate of Rs. 9 per Sq. Yds. per month with 18% GST on total amount with the clause “Non payment of dues within the stipulated time frame will attract interest @18% P.A.” is exorbitant and unjust at any stage. This Invoice is shocking and a breach of the goodwill and words of the dealers at the time of booking of the units.

REMEDY SOUGHT

1. Under the backdrop of aforementioned points, since this is an Affordable Housing Colony under Deen Dayal Jan Awaas Yojna, Maintenance Charge should not be more than Rs. 3 to 4 per Sq. Yds. per month as promised by the dealers of MG Housing Pvt. Ltd. during the booking of the units. Also, this Maintenance Charge should not be levied retrospectively and should be charged only after Completion of the Project as we can’t pay for the services not availed.

ONE CAN ONLY PAY FOR THE SERVICES AVAILED.

It is requested again to do the needful to resolve the grievances at the earliest as further delay exaggerates the mental harassment.
